Groundwater & Basement Water Intrusion in New York, NY
Basement seepage, failed sumps and water through the slab are extracted and dried, and the path from the ground is found so the floor stays dry next season. The path from the ground is named first: through the wall, up through the slab, back through a drain, or from a sump that stopped. The space is extracted and dried, with the porous materials the water touched removed, and the delivery is addressed, because a dried floor only stays dry if the water stops arriving.
No obligation: the assessment comes before any scope
Often needed alongside
- Structural Drying & Dehumidification
Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.
- Emergency Water Extraction
Standing water is pumped and extracted around the clock, before it climbs the walls and soaks the subfloor. Same-day response where coverage allows.
- Mold Inspection & Testing
An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches.
Frequently asked questions
What happens to a plaster ceiling after the apartment above leaks?
It is opened, at least partly. The stain marks where water came through, not where it sits, and the plaster and lath above hold water against the joists. The contractor opens the ceiling under the wet area, dries the cavity with air and dehumidification, reads the joists, and the ceiling is patched only when the readings hold. Painting over the stain first traps the moisture.
How long does the drying take when two apartments are involved?
As long as the slower of the two. The cavity between the units is shared, so the contractor reads it from both sides and the equipment stays until both faces reach the standard. In a pre-war building with plaster that can mean two weeks, longer in summer humidity, and the schedule depends on access to both apartments.
A radiator line split in January. Is the drying faster in winter?
Once the water is out, yes. Heated indoor air in a New York winter is dry, so a sealed room with air movers and a dehumidifier reaches the dry standard in fewer days than the same room would in July. The complication is that a riser leak often runs through several floors before it is found, so there are more cavities to read, not slower ones.
