The four stages of a drying job
What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Lockport: what the drying job runs into
Water damage restoration by an independent local contractor covers Lockport together with Lowertown and High and Locust Streets. The downspouts on these houses start at a decorative metal box at the eaves, and that box overflows before the pipe does.
How these houses are built
Only 8.3 percent of Lockport's housing went up after 1989, so the median build year sits at 1941 and the drying scope is set by that era's materials. Around a median of 1941 with over nine in ten predating 1990, these older houses collect their roof water into a leader head at the top of each downspout, an open metal box fitted at the eave that the gutter discharges into.
The climate a job dries in
Drying here is a July job at one pace and a January job at another, 71.8 degrees against 25.4; the 37.86 inches a year peak in July at 3.76, both figures recorded at LOCKPORT 4E, 4.5 miles away. July is the wettest month at 3.76 inches of a 37.86-inch year and four months average lows below freezing, so the head takes summer storms and then fills with ice for months; both leave it holding water at the top of the wall.
The way a loss ends here
- An open collector at the top of the wall, which fills with debris and then with water
- Overflow discharging against the wall rather than through the downspout
- Ice standing in an open box through the winter, hard against the eave

Frequently asked questions
What is the leader head for?
It gathers the gutter's discharge into the downspout and it was as much decorative as functional. The open top means it can take a surge without backing the gutter up, and it also means it takes leaves, grit and anything else off the roof. What it collects settles at the outlet.
Where does the overflow go?
Down the wall directly beneath it, which is the worst place on the elevation. The head is fixed at the eave, so an overflow runs onto the fascia and the top of the wall and then down the face. Staining under a leader head in a vertical stripe is the usual sign.
Are leader heads worth keeping?
On a house of this age, yes, and they are part of how it looks. Clearing the head twice a year is the whole of the maintenance, and it can be done from a ladder in a few minutes. A screen over the top will keep most of the debris out without changing the appearance.
