Water Out, Structure Dried
Jamestown, NY Water Damage Restoration

The order a drying job runs in
Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Drying conditions particular to Jamestown
When a floor is wet in Jamestown, the call routes to an independent local contractor for water damage restoration, across town and out to Downtown Jamestown, Brooklyn Square, and Forest Heights. Almost all of this housing predates 1990 and much of it is balloon framed, with stud bays open from cellar to attic.
What is behind the walls here
The typical Jamestown house dates to 1938, with close to nine in ten of the stock (96.1 percent) built before 1990, so the assemblies that get wet are mostly late 1930s work. Around a median of 1938 with nineteen houses in twenty standing before 1990, a great deal of the stock was framed before floor-by-floor platforms became standard, so the studs run full height and the bays between them are continuous; water entering one high in the building does not stay on that floor.
The drying weather
A normal year here delivers 45.93 inches, 4.55 of them in July, against a warm season that peaks at 68.8 degrees in July; both figures recorded at JAMESTOWN 4 ENE, 4 miles away. July is the wettest month at four and a half inches of a forty-six inch year and five months average a low below freezing, so the split season is long and the wet season is warm; a bay that took water in January is being read in a house that is heated and dry, which helps, but the water has had the whole height of the wall to travel.
Where these losses tend to land
- Stud bays running unbroken from cellar to attic, so water entering at roof level arrives at the bottom plate two floors down
- Wet showing at the cellar while the failure is in the attic, so the obvious room is the wrong place to start
- Old fill and blown material packed into those bays, so the water is held against framing that cannot be seen from either end

Frequently asked questions
Why does the search start at the top when the cellar is wet?
Because in a house framed this way the two are the same space. The stud bays run unbroken the full height of the wall, so water entering at the roof runs down inside them and appears at the bottom plate with nothing visible in between. Starting at the wet floor finds the end of the path, not the beginning.
What is inside those bays?
Whatever has been put there over eighty-odd years: old loose fill, blown material added later, sometimes nothing at all. It matters because fill holds water against the studs and hides it from both ends of the bay, so a wall that has been opened at the cellar can still be wet for two floors above it.
Does a winter loss here dry faster or slower?
Faster, once it is open. With five months averaging lows below freezing the heating runs hard and the indoor air is about as dry as it gets, so an opened bay releases moisture quickly. The difficulty in winter is not the drying but the distance, because the water has usually traveled much further than it would in a platform-framed house.
