The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Ithaca: what the drying job runs into

When a floor is wet in Ithaca, the call routes to an independent local contractor for water damage restoration, across town and out to Northside Triangle, West End, and Downtown. Shale close to the surface carries water in flat seams, so a basement wall weeps along one line rather than all over.

How these houses are built

The typical Ithaca house dates to 1956, with about three quarters of the stock (75 percent) built before 1990, so the assemblies that get wet are mostly mid 1950s work. Around a median of 1956 with three quarters predating 1990, the houses sit over basements cut into shale that lies close to the surface, and that rock moves water along horizontal bedding rather than through it, so a wall takes water at a particular height and stays dry above and below it.

The climate a job dries in

Drying here is a July job at one pace and a January job at another, 68.9 degrees against 22.8; the 38.29 inches a year peak in June at 3.98, both figures recorded at ITHACA CORNELL UNIV, 2.8 miles away. Five months with lows below freezing put the split season from November into March, and the June rain peak lands when the ground above the rock is at its most charged; a seam that runs in spring may be completely dry by September, which makes timing worth knowing.

The way a loss ends here

  • Water arriving along a horizontal seam in the rock, so the wet line on a wall is a level rather than a patch
  • Finishes fastened over that line, so the wall is opened at a specific height and the framing there is what has been taking it
  • Seasonal seams that run in spring and stop in late summer, so a condition can disappear before anyone confirms it

Frequently asked questions

The damp on the wall is a straight line. What causes that?

The rock behind it. Shale close to the surface carries water along flat bedding planes rather than soaking through, so it arrives at the wall at one particular height and enters along that level. The wall above and below can be genuinely dry. It is a useful sign, because it tells you the water is coming from outside rather than from a pipe.

Where is the wall opened?

At the line and a little above and below it. The finish and any framing over that band come off so the concrete can be read and dried and so the seam can be seen. Opening the whole wall achieves nothing here, and the framing at that level is what has been sitting in it.

It was wet in April and dry now. Is it fixed?

Probably not; it is seasonal. A bedding seam runs when the ground above the rock is charged and stops when it draws down, so the same wall can be wet in spring and completely dry by late summer with nothing having changed. Readings taken in September are worth interpreting with that in mind rather than as an all-clear.
