Drying, stage by stage

Sequence beats equipment on a wet building. The stages below come from IICRC S500 - all of them the contractor's work, each one setting the size of the next.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

What drying a building in North Las Vegas involves

Water damage restoration by an independent local contractor covers North Las Vegas together with Heartland, Aliante, and Craig Ranch. Every yard here is walled in block, and a block wall across a slope is a dam with no opening in it.

What the houses are made of

Roughly 16,782 of North Las Vegas's 94,470 homes went up before 1990, putting the median build year at 2003; what dries in place and what comes out follows from that. With a median of 2003 and under a fifth of the stock older, every property is enclosed by a solid masonry wall on three sides, built to the ground with no gap beneath and no drainage through it.

Drying conditions

On the 1991–2020 normals, North Las Vegas gets 4.27 inches a year with February heaviest at 0.82, and the drying season runs from a 48.2-degree December to a 92.5-degree July; both figures recorded at N LAS VEGAS, 4.1 miles away. February is the wettest month at 0.82 inches of a 4.27-inch year and no month averages a freeze, so rain here is rare; when it comes it arrives all at once, and it meets a landscape divided into walled compartments.

How water losses tend to end in North Las Vegas

  • Solid walls across the natural fall, so runoff is held rather than passed
  • Water backing up against a wall, so it rises until it finds a gate or a gap
  • Each yard a separate compartment, so what one property does affects the next directly

Frequently asked questions

How does a garden wall cause flooding?

By stopping water. These walls are solid masonry built down to the ground with nothing through them, so when a storm sends water across the slope it banks up on the uphill side of a wall and rises until it finds a gate or comes over the top.

Should there be drainage through them?

There generally should be, and on a great many of these there is not, or there was and it has been rendered or planted over. A few openings at ground level along the low side of a wall change the behavior of the whole yard.

Does it matter what the neighbor does?

A great deal, because the yards are compartments in a chain. A neighbor who blocks the openings in their wall sends water to yours instead, and one who opens theirs may send more. It is worth a conversation before anybody starts drilling.
