Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Elko: what the drying job runs into

When a floor is wet in Elko, the call routes to an independent local contractor for water damage restoration, across town and out to Gateway River Estates and Elko Summit. The ground water under parts of this town is warm, so the soil never freezes where it comes close to the surface.

How these houses are built

Roughly 4,733 of Elko's 8,589 homes went up before 1990, putting the median build year at 1988; what dries in place and what comes out follows from that. Around a median of 1988 with just over half the stock older, some of the neighborhoods sit over ground heated from below, where warm water rises close enough to the surface to keep the soil above it from ever freezing.

The climate a job dries in

May brings 1.22 of the 9.99 inches Elko sees in a normal year, and July averages 71.9 degrees, which is the pace a wet floor dries at in the warm season; both figures recorded at ELKO RGNL AP, 1.3 miles away. May is the wettest month at 1.22 inches of a 10-inch year and seven months average a low below freezing, so the surface is frozen for over half the year; where the warm water is close, the ground behaves as though it were somewhere else entirely.

The way a loss ends here

  • Ground that stays unfrozen while everything around it freezes, so it behaves differently lot by lot
  • Warm mineralized water, so what reaches a building is corrosive as well as wet
  • Frost depth varying across a short distance, so foundations founded to one rule sit in two conditions

Frequently asked questions

Why is the ground here warm?

Geothermal water rising from depth. This part of the state is full of it, and where it comes close to the surface it keeps the soil above it well above freezing, which is why some lots here never frost-heave while others a few streets away do.

Is warm ground water good or bad for a foundation?

Mixed, genuinely. It takes frost heave out of the picture, which is a real advantage in a place with seven freezing months. It also carries dissolved minerals that attack concrete and metal, so anything buried in it has a shorter life.

How does it change a repair?

Mostly in what goes back. Pipe, fixings and drainage set into warm mineralized ground corrode faster than the same materials elsewhere, so material choice matters more here than the detailing does, and using what would be standard elsewhere is a short-term repair.
