Water Out, Structure Dried

Hobbs, NM Water Damage Restoration

Homes across Hobbs and the rest of New Mexico get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Hobbs

When a floor is wet in Hobbs, the call routes to an independent local contractor for water damage restoration, across town and out to Chaparral Mobile Home Park. Cooling here is done by evaporation from a unit on the roof, with a water line running to it above every ceiling.

What is behind the walls here

Ask when the houses in Hobbs were built and the answer is 1980 at the median, 66.5 percent of them finished by 1990. Around a median of 1980 with two thirds of the stock older, the houses were built to be cooled by evaporation rather than by refrigeration, which puts a unit on the roof, a supply line up to it, and a duct opening down through the ceiling into the middle of the house.

The drying weather

September brings 2.46 of the 13.77 inches Hobbs sees in a normal year, and July averages 81.4 degrees, which is the pace a wet floor dries at in the warm season; both figures recorded at HOBBS, 1.7 miles away. September is the wettest month at under two and a half inches of a fourteen inch year with only two months averaging a low below freezing, so the air is dry almost all year and an open assembly dries quickly; what it does not solve is a ceiling that has been taking water from above for a season.

Where these losses tend to land

  • A water line run up to the roof, so the supply most likely to fail sits directly above finished ceilings
  • A unit that adds moisture to the house as its normal function, so the building runs damper in summer than the climate suggests
  • A duct opening straight down through the ceiling, so water from a roof unit has a direct path into the middle of the house

Frequently asked questions

How does a roof unit cause damage inside?

Through the line that feeds it and the opening it sits over. There is a supply run up to the roof and a duct dropping straight down through the ceiling, so a failure at the unit puts water into the ceiling structure and often directly into the room below. Both the line and the opening are checked.

What makes the house more humid than the climate?

Because the cooling works by adding water to the air. A unit of this kind evaporates water to cool, so through the summer the building carries considerably more moisture than the outside air does. That is the normal condition and it is measured at the start, because it is the baseline a drying job works back toward.

Does drying go quickly once the ceiling is open?

Generally yes, and the climate is the reason. With under fifteen inches of rain a year the outside air is very dry, so an opened ceiling gives its moisture up fast. The slow part is what happened before anyone noticed, because a small failure above a ceiling can run for a whole season unseen.
