What happens between the call and the rebuild
Four stages, in one order, described by the IICRC S500 standard. The contractor does each; how well each is done decides how much work the next one carries.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
What a wet building in Gallup asks of a contractor
When a floor is wet in Gallup, the call routes to an independent local contractor for water damage restoration, across town and out to Downtown. Some of the older walls here are earth-built, and earth does not dry back from a soaking the way masonry does.
The materials in these houses
Ask when the houses in Gallup were built and the answer is 1977 at the median, 70.2 percent of them finished by 1990. Around a median of 1977 with seven in ten homes predating 1990, a share of the older buildings have walls built of earth and finished with render, and that material behaves nothing like fired brick or block: a wall that has been thoroughly wet loses its form as well as its dryness, and what comes back is not what was there.
Weather that sets the pace
6 months in Gallup have normal lows below freezing, December the coldest at 16.1 degrees. The rain side of the calendar peaks in August at 2.43 inches of an annual 14.05; rain recorded at GALLUP 1.0 SSE 0.9 miles away and temperatures at GALLUP SAND & GRAVEL 2.5 miles away. Under fifteen inches falls in a year and six months average a low below freezing, so the air is dry and the winter is long; an earth wall that holds water into that freeze is damaged by the freezing rather than by the water, which is why time matters more than volume.
How the losses here usually end
- Earth-built walls that lose their form when soaked, so the damage is to the material itself rather than to a finish over it
- Render trapping moisture against that earth, so a coating meant to protect the wall keeps the water in it
- Six freezing months, so a wall still holding water in winter is damaged by frost rather than simply slow to dry

Frequently asked questions
An earth wall got wet. Is that recoverable?
It depends entirely on how wet and for how long. Earth that has taken surface water and is dried promptly generally comes back. Earth that has been saturated loses its form as well as its dryness, and no amount of drying restores that. The distinction is made early, because the response is completely different in each case.
Does the render on the outside help or hurt?
Both, and it depends on what it is. A breathable finish protects the wall and lets it release. A hard sealed coating keeps rain off and then traps whatever gets in behind it, which is the worse outcome. Where a wall is slow to come down, what is on the outside of it is the first thing worth checking.
Why is there urgency with six months of freezing weather ahead?
Because frost does the real damage. Water held in an earth wall through repeated freezing breaks the material apart from inside, so a wall that was merely wet in October can be structurally compromised by March. Getting it down before the cold sets in matters more here than the size of the original loss.
