Water Out, Structure Dried

Paramus, NJ Water Damage Restoration

Homes across Paramus and the rest of New Jersey get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Paramus

When a floor is wet in Paramus, the call routes to an independent local contractor for water damage restoration, across town and out to Dunkerhook and Arcola. The windows here were replaced by fitting new units inside the old frames, and those old frames were left in the wall.

What is behind the walls here

The typical Paramus house dates to 1963, with about three quarters of the stock (77.6 percent) built before 1990, so the assemblies that get wet are mostly early 1960s work. Around a median of 1963 with over three quarters predating 1990, most of these houses have had their original windows replaced with insert units, which slide into the existing frame and are sealed to it rather than replacing it.

The drying weather

A normal year here delivers 49.25 inches, 4.79 of them in July, against a warm season that peaks at 78 degrees in July; rain recorded at GLEN ROCK 0.7 SSE 2.5 miles away and temperatures at TETERBORO AP 6.7 miles away. July is the wettest month at 4.79 inches of a 49.25-inch year and three months average lows below freezing, so the openings take summer storms and a long freeze; the old frame inside the wall goes through all of it out of sight.

Where these losses tend to land

  • Original timber frames and sills left in place, hidden behind new units
  • Any decay that existed at the time of replacement still there and continuing
  • A new seal made to an old frame, so the detail is only as good as what it was fixed to

Frequently asked questions

What is an insert replacement?

A new window fitted inside the original frame. The old sashes come out, the frame stays, and the new unit is set into it and sealed around. It is quicker and cheaper than a full replacement and it does not disturb the siding or the interior trim, which is why most of these were done that way.

What is the drawback?

Everything outside the new unit is untouched, including the sill and the framing around it. If the original sill was already taking water when the work was done, it still is, now hidden behind a window that looks new. The damage continues with nothing visible to prompt anybody.

How can the old frame be checked?

From outside, at the sill and the bottom corners, with a probe. Soft timber there means the original frame is going whatever the new unit looks like. Paint that keeps failing in the same place and a sill that has darkened are the other signs worth taking seriously.
