Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Grand Island: what the drying job runs into

When a floor is wet in Grand Island, the call routes to an independent local contractor for water damage restoration, across town and out to Downtown and Fourth Street. The river here braids into a dozen shallow channels around sandbars, so it has no single bank to speak of.

How these houses are built

Ask when the houses in Grand Island were built and the answer is 1975 at the median, 70.8 percent of them finished by 1990. Around a median of 1975 with seven in ten houses older, the city sits beside a river that spreads across a wide braided bed, dividing into channels that shift between the bars from season to season.

The climate a job dries in

Drying here is a July job at one pace and a January job at another, 77 degrees against 25.9; the 28.58 inches a year peak in May at 5, rain recorded at GRAND ISLAND 1.8 W 1.1 miles away and temperatures at GRAND ISLAND AP 3.6 miles away. May is the wettest month at 5 inches of a 29-inch year and five months average a low below freezing, so the heaviest rain arrives in late spring with the snowmelt still coming down from upstream.

The way a loss ends here

  • No fixed channel, so the water's position changes between years
  • A wide shallow bed, so a rise spreads sideways rather than going up
  • Bars that move, so the route the flow takes is not a permanent feature

Frequently asked questions

What does braided mean for a river?

That it runs in many shallow channels around sandbars rather than in one deep one. The bed is very wide and the water divides and rejoins across it, and which channels carry most of the flow changes from season to season.

Why does that change the risk?

Because the river is not where it was. A channel that ran along the far side of the bed five years ago can be running along the near side now, so the distance from a property to live water is not a fixed number.

How should a property be assessed?

Against the whole width of the bed rather than the current channel. The braided area is the ground the river uses, and anything within it should be treated as being on the river regardless of where the water happens to be today.
