Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Southaven: what the drying job runs into

When a floor is wet in Southaven, the call routes to an independent local contractor for water damage restoration, across town and out to De Soto Woods. A DeSoto County city of post-1990 slab houses taking 59.41 inches of rain a year onto flat ground that drains slowly.

How these houses are built

35 percent of Southaven's housing was standing before 1990, around a median build year of 1998, and that era decides what a contractor finds once the drywall is off. The median house dates to 1998 and only a third predate 1990, brick veneer over frame on slab, so a floor-level loss runs across the slab under carpet and laminate and the wet material is pad, base trim and the lower cabinet boxes.

The climate a job dries in

Drying here is a July job at one pace and a January job at another, 82.8 degrees against 42.1; the 59.41 inches a year peak in April at 6.37, rain recorded at PLEASANT HILL 2.9 miles away and temperatures at MEMPHIS INTL AP 7.3 miles away. April is the wettest month at 6.37 inches against 59.41 for the year, with July highs near 92 degrees and no freezing month, so heavy spring rain arrives just as the warm season starts and the slab stays warm and damp.

The way a loss ends here

  • Heavy spring rain overwhelming yard drainage and reaching slab edges at the door lines
  • Laminate flooring swelling at the joints before the slab underneath is dry
  • Brick veneer weep lines blocked, so water sits at the base of the wall

Frequently asked questions

Water came in at the door line after a spring storm. What comes up?

The flooring and pad across the wet area, which is mapped with a meter rather than by the visible line. Water entering at a door sill runs along the slab under the floor covering and reaches well inside the room. The slab is then dried exposed, and the base trim stays off until the wall bottom reads dry as well.

The water came in from the yard. Is that a drying problem or a drainage one?

It is both, and only one of them is fixed by equipment. The wet flooring and slab are dried and read as normal. But with nearly 60 inches a year, water reaching a door sill usually means grade or downspouts are sending it there, and if that is not addressed the same floor takes water again. The drying finishes the loss; it does not finish the cause.

Does 59 inches of rain a year change how a house is dried?

It changes the starting point more than the method. Heavy annual rainfall and no freezing month mean the ground around the slab stays wet and the outdoor air rarely helps, so drying is done closed up with dehumidification. It also means drainage faults show up quickly, and a loss at the slab edge is worth understanding before the floor goes back.
