Water Out, Structure Dried

Meridian, MS Water Damage Restoration

Homes across Meridian and the rest of Mississippi get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Meridian

When a floor is wet in Meridian, the call routes to an independent local contractor for water damage restoration, across town and out to Savannah Grove and Key Brothers Industrial Park. The oldest houses here are built around an open passage running straight through the middle from front to back.

What is behind the walls here

84 percent of Meridian's housing was standing before 1990, around a median build year of 1969, and that era decides what a contractor finds once the drywall is off. Around a median of 1969 but with a substantial older stock, the early houses were built in two halves with an open breezeway between them under one roof, a form that kept the rooms cool before there was any other way to.

The drying weather

April brings 5.84 of the 59.69 inches Meridian sees in a normal year, and July averages 82.7 degrees, which is the pace a wet floor dries at in the warm season; rain recorded at MERIDIAN 2.9 SW 4 miles away and temperatures at MERIDIAN KEY FLD 4.7 miles away. April is the wettest month at 5.84 inches of a 60-inch year and no month averages a freeze, so the heaviest rain arrives in spring with severe storms behind it; an open passage through the middle of a house takes wind-driven rain from either end.

Where these losses tend to land

  • Two structures under one roof, so the building has an inside face that is really an outside one
  • An open passage that has usually been enclosed later, so the enclosure is an addition
  • Walls never built to be interior walls, so what is now inside was detailed for weather

Frequently asked questions

What is the passage through the middle?

A breezeway, open at both ends, with rooms on either side of it under a single roof. It was how houses were kept livable here before there was any cooling, and it means the walls facing into that passage were built as exterior walls.

What happens when it has been closed in?

You get a room whose walls, floor and ceiling were all detailed for the outside. Siding faces into it, the floor may still fall slightly for drainage, and the roof above the junction was never meant to cover a heated space.

Does that change how it dries?

Considerably, because the assemblies are not what they appear to be. A wall that looks like an interior partition may have siding, sheathing and a weather barrier in it, so it holds water far longer than the plaster face suggests.
