The order a drying job runs in
Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Drying conditions particular to Bemidji
When a floor is wet in Bemidji, the call routes to an independent local contractor for water damage restoration, across town and out to its edges. A sauna is built into the lower level of a good many of these houses, a room designed to be wetted daily.
What is behind the walls here
Roughly 4,134 of Bemidji's 7,232 homes went up before 1990, putting the median build year at 1982; what dries in place and what comes out follows from that. Around a median of 1982 with under six in ten predating 1990, a recognizable share of this housing includes a sauna in the basement or the lower level, built as a lined room with a heater, a bench and frequently a drain in the floor.
The drying weather
Drying here is a July job at one pace and a January job at another, 68.5 degrees against 7.1; the 27.51 inches a year peak in June at 4.49, rain recorded at BEMIDJI 4.2 miles away and temperatures at CASS LAKE 14.4 miles away. June is the wettest month at 4.49 inches of a 27.51-inch year and six months average lows below freezing with January lows below zero, so the house is closed up for half the year; a room producing steam daily in a closed house has to be dealt with deliberately.
Where these losses tend to land
- A room built to be hot and wet, inside a basement that is cool and closed
- Moisture driven into the assembly rather than landing on it
- A ventilation arrangement that has to work every time the room is used

Frequently asked questions
How is a sauna supposed to handle its own moisture?
With a vapor barrier behind the lining, a gap for drying, and ventilation that clears the room afterward. Built correctly it is a sealed box that dries out between uses. Built without one of those elements, it puts moisture into the wall around it every session for years.
Which part of a sauna fails first?
The wall behind the lining, usually on the side against the foundation. Warm vapor meets a cold basement wall, condenses in the assembly and has no way out. The lining looks fine because cedar takes that condition well; what is behind it does not.
What should be checked after any basement loss?
The sauna as a separate item, not as part of the room. Its floor, its lining and the wall behind it all behave differently from the rest of the basement, and its drain may not have been used in years. It is easy to dry a basement thoroughly and leave the wettest structure in it untouched.
