Groundwater & Basement Water Intrusion in Utica, MI

Basement seepage, failed sumps and water through the slab are extracted and dried, and the path from the ground is found so the floor stays dry next season. The path from the ground is named first: through the wall, up through the slab, back through a drain, or from a sump that stopped. The space is extracted and dried, with the porous materials the water touched removed, and the delivery is addressed, because a dried floor only stays dry if the water stops arriving.

Often needed alongside

  • Structural Drying & Dehumidification

Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.

  • Emergency Water Extraction

Standing water is pumped and extracted around the clock, before it climbs the walls and soaks the subfloor. Same-day response where coverage allows.

  • Mold Inspection & Testing

An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches.

Frequently asked questions

The furnace was standing in the water. What happens to it?

It is checked by the appropriate trade before it is run, and the drying works around it rather than through it. Mechanical equipment that has taken water is not something a drying plan can resolve, and running it to help dry the house is exactly the wrong move. The framing and floor around it are opened, dried and read as usual.

It does not rain much here. Where do losses come from?

Mostly from plumbing, and in winter from split lines in cold corners. With about 34 inches a year and a light wettest month, weather rarely puts water inside. That means the water is usually clean and the start time is known, and the work is about how far it traveled through the framing before anyone found it.

Why is this part of town wetter than the rest?

Because the older streets sit lower and the river sets the water table nearby. A basement in the low ground has damp soil against it much of the year, which shows up as base readings that fall more slowly than the rest of the wall. Those are read separately and nothing is refastened until they hold.
