Groundwater & Basement Water Intrusion in Sterling Heights, MI

Basement seepage, failed sumps and water through the slab are extracted and dried, and the path from the ground is found so the floor stays dry next season. The path from the ground is named first: through the wall, up through the slab, back through a drain, or from a sump that stopped. The space is extracted and dried, with the porous materials the water touched removed, and the delivery is addressed, because a dried floor only stays dry if the water stops arriving.

Often needed alongside

  • Structural Drying & Dehumidification

Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.

  • Emergency Water Extraction

Standing water is pumped and extracted around the clock, before it climbs the walls and soaks the subfloor. Same-day response where coverage allows.

  • Mold Inspection & Testing

An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches.

Frequently asked questions

Why does a screening berm cause flooding?

Because it was built for the view rather than for the water. The bank runs along the back of the lots where the ground is lowest, and unless a proper opening was left through it, everything the yards shed collects behind it. It works exactly like a small dam, and it is planted so the effect looks natural.

How much water can accumulate?

Whatever a row of back yards produces in a storm, which on clay ground is nearly all of it. The water stands rather than soaking away, sometimes for days, and it sits against the rear of whichever houses are lowest. Winter is worse, since frozen ground absorbs nothing at all.

What can be done where the berm is common ground?

It is an association or municipal question, and the useful step is establishing whether an outlet was designed and has silted up. Many of these had a pipe or a low point through the bank that has been filled in by landscaping. Reopening that is cheaper and less contentious than regrading a row of yards.
