How a wet building gets dry again
The order matters more than the equipment. These are the stages the IICRC S500 drying standard describes; each is the contractor's work, and each decides how much of the next there is.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Inside a Holland drying job
From The Villas on Lake Macatawa and The Reserve on Lake Macatawa to the middle of town, water damage restoration calls in Holland go to an independent local contractor. These basement walls were sealed on the inside, so the block cannot dry inward and the coating lifts off.
Construction you will find here
Roughly 10,392 of Holland's 13,998 homes went up before 1990, putting the median build year at 1966; what dries in place and what comes out follows from that. Around a median of 1966 with three quarters of the stock older, the block basement walls were treated at some point with a waterproof coating applied to the inside face, which was meant to stop damp coming through and instead stops the wall drying into the room.
Conditions for drying
4 months in Holland have normal lows below freezing, January the coldest at 19.9 degrees. The rain side of the calendar peaks in October at 4.22 inches of an annual 34.76; both figures recorded at HOLLAND TULIP CITY AP, 1.5 miles away. October is the wettest month at over four inches of a thirty-five inch year and four months average a low below freezing, so the heaviest rain lands as the heating season begins; the block is at its wettest going into the months when the room beside it is driest, and the coating sits between them.
What tends to go wrong in Holland
- A coating on the inner face, so the one direction the wall could dry in has been closed off
- Pressure building behind it, so the coating blisters and lifts rather than holding
- A wall that reads dry at the surface because the surface is a sealed film, not because the block behind it is

Frequently asked questions
Why is the paint on the basement wall coming off?
Because the wall is pushing it off. The coating was applied to the inside face to stop damp reaching the room, but the block behind it still takes moisture from the ground, and with no way through the coating that moisture builds up behind the film until it lifts.
Does a reading on the surface mean anything?
Very little, and that is the trap. A meter on a sealed film reports the film, so a wall can read dry while the block behind it is loaded. Readings are taken into the masonry itself, through the coating where necessary, rather than off the painted face.
Does the coating come off?
Along the affected run, yes, because otherwise the wall cannot be dried. It is removed back to sound masonry so the block can release into the room, which is the direction it has to go given nobody is excavating the outside. What goes back afterward is a separate decision.
