Structural Drying & Dehumidification in Farmington Hills, MI

Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material. The wet area is sealed, air movers and dehumidifiers run as one system, and the material is read at marked points every day against a dry standard from an unaffected room. The equipment leaves on the readings rather than on a date, and the final readings are logged so the rebuild starts on a documented dry structure.

  • Mold Inspection & Testing

Frequently asked questions

The wet patch is in the middle of the ceiling. Where is it coming from?

Most often the skylight, even when the glass and the curb look fine. The shaft between the roof opening and the ceiling opening is a framed well, and water that gets under the flashing runs down inside it and appears where the well meets the ceiling. That is the middle of the room rather than an edge.

How is the well dried?

By opening it, because there is no other way in. The ceiling board along the well is cut back, the insulation packed around the shaft comes out, and air is directed up into it. There is no attic above a vaulted ceiling to work from, so everything happens from the room.

Why does this happen in winter rather than in a storm?

Because of ice at the curb. A skylight interrupts the roof slope, so snow and meltwater collect above it and refreeze, and water backs up under the flashing rather than running off. Five months of freezing lows gives that plenty of opportunity, which is why these turn up in February rather than in the wettest month.
