Contained removal
Mold Removal & Remediation in Dearborn, MI
Growth and the material it grew into come out under containment, what remains is cleaned, and the assembly is dried and read before anything closes it in. The area is sealed and put under negative air, affected porous material comes out, and what remains is cleaned and treated. The assembly is then dried and read to the same standard as any water loss before it is closed, because remediation over a still-wet assembly puts the same growth back behind new drywall.
Independent local pros · containment before removal
Remediation here is the tail of a water job: growth is what an unfinished drying leaves behind, and removing it without finishing the drying puts it back. The contractor establishes how far the growth extends and what moisture is still feeding it, removes what grew, and dries and reads the assembly before it is closed. The service note below covers the sequence in this city.
Often needed alongside
- Mold Inspection & Testing
An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches.
- Structural Drying & Dehumidification
Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.
Frequently asked questions
Why is there no attic to catch it?
Because the roof space is the room. In a bungalow of this type the upper half-story is framed inside the rafters, so the finished ceiling is only the thickness of the insulation away from the roof deck. Anything that comes through arrives on plaster immediately, which is why these losses look worse than the same failure on a full two-story house.
What is in the space behind the knee wall?
Usually insulation, some storage and no access. It is a triangular void between the finished wall and the roof slope, and water runs into it and sits. The knee wall is opened along the wet run so the void can be cleared and read, and any insulation that took water is pulled rather than dried in place.
Can the plaster ceiling upstairs be kept?
Often, if it is caught early and has not lost its keys. Plaster on lath survives a wetting that would finish board. What settles it is whether the ceiling flexes under a hand and whether wet insulation has been sitting against it. The insulation comes out first, then the lath is dried from the cavity side and the ceiling is read.
