After the drying

Mold Inspection & Testing in Ann Arbor, MI

An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches. An inspection after a water loss confirms whether the assembly that got wet is dry now and whether growth started while it was not. Readings are taken in the material, cavities are opened where the readings point, and the result is a written scope of what is dry, what is not, and what has to be corrected for the repair to hold.

Independent local assessors · no obligation to proceed

On this site, inspection is the last check of a water job rather than the start of a separate one. Most people reach this page because something was wet, was dried, and a smell or a stain came back. The inspection answers whether the material is dry now and whether anything grew while it was not. Nothing here is medical advice; questions about health are for a clinician.

Often needed alongside

  • Mold Remediation

Growth and the material it grew into come out under containment, what remains is cleaned, and the assembly is dried and read before anything closes it in.

  • Structural Drying & Dehumidification

Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.

Frequently asked questions

Water came in at a basement window. What is the scope?

It follows the water from the window down and outward. A filled egress well pushes water in at the frame, so the wall below the opening is opened first and the floor is mapped from there. Framed partitions built tight against the block get opened at the base, since the gap behind them holds water no room air can reach.

A line split at the rim joist. How is that dried?

The rim is exposed and read directly, which usually means pulling the insulation packed against it. That insulation is what kept the rim cold enough to split in the first place and it holds water afterwards. Once it is out and the framing is open to moving air, the long heating season provides very dry air and the assembly releases quickly.

Does the long winter help or hurt a basement job?

It helps, once the water is stopped. Five months below freezing means the heating system runs hard and the indoor air is about as dry as it gets, so an opened cavity gives up moisture readily. The difficulty is the freeze itself causing the loss, and that a basement is cold enough to lag behind the rest of the house.
