Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Chillum: what the drying job runs into

Water damage restoration by an independent local contractor covers Chillum together with Green Meadows, Brookside Manor, and Chillum Heights. The only shutoff here is a meter pit in the front yard, so there is no valve inside the house at all.

How these houses are built

Ask when the houses in Chillum were built and the answer is 1961 at the median, 83.6 percent of them finished by 1990. Around a median of 1961 with more than four in five houses older, the water service comes into these houses without an interior stop, so the only way to shut the supply off is a valve in a pit in the front yard reached with a key.

The climate a job dries in

June brings 5.22 of the 48.03 inches Chillum sees in a normal year, and July averages 80.3 degrees, which is the pace a wet floor dries at in the warm season; rain recorded at TAKOMA PARK 0.6 NNW 2.3 miles away and temperatures at NATL ARBORETUM DC 3.7 miles away. June is the wettest month at over five inches of a forty-eight inch year with three months averaging a low below freezing, so the wet season is warm; none of that matters to a supply failure, where the only thing that decides the size is how long it took somebody to find the pit.

The way a loss ends here

  • No interior stop, so a failure cannot be shut off from inside the building at all
  • A valve in a pit outside needing a key, so stopping the water depends on having the right tool and finding the lid
  • Volume decided by delay, so two identical failures produce very different jobs

Frequently asked questions

Why could nobody turn the water off?

Because there is nothing to turn. A good many of these houses were built without an interior stop, so the only valve is in a pit in the front yard, under a lid, and it needs a key rather than a hand. That is a long way from a burst pipe at two in the morning.

How much does that change the damage?

More than anything else about the failure. Supply water arrives continuously, so every minute spent finding a lid and a key is water into the structure, and the difference between five minutes and forty is the difference between one room and a floor.

What is worth doing before it happens?

Finding the pit and having the key, which takes ten minutes on a dry afternoon and is worth a great deal at the wrong moment. Fitting an interior stop is the better answer where the plumbing allows it, and it comes up on most of these afterward.
