Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Chevy Chase: what the drying job runs into

Water damage restoration by an independent local contractor covers Chevy Chase together with Chevy Chase Lake and Chevy Chase Park. The slate roofs here have been repaired piecemeal for decades, so the roof is a collection of other people's fixes.

How these houses are built

Roughly 2,798 of Chevy Chase's 4,071 homes went up before 1990, putting the median build year at 1959; what dries in place and what comes out follows from that. Around a median of 1959 but with a great deal older beneath it, the roofs on the earlier stock are slate, and a slate roof outlives several owners; each one has had slipped slates dealt with as they appeared, so what is up there now is sixty years of separate repairs.

The climate a job dries in

September brings 4.67 of the 46.32 inches Chevy Chase sees in a normal year, and July averages 78.1 degrees, which is the pace a wet floor dries at in the warm season; rain recorded at KENSINGTON 0.1 W 2.3 miles away and temperatures at DALECARLIA RSVR 4.3 miles away. September is the wettest month at under five inches of a forty-six inch year with three months averaging a low below freezing, so the heaviest rain arrives after a summer of heat and before a winter of freezing; each of those works on every patch differently from the ones around it.

The way a loss ends here

  • A roof made up of many separate repairs, so there are as many potential failures as there have been fixes
  • Patches of different materials and ages, so no two of them behave the same way or fail at the same time
  • Original slate that may be sound while the repairs around it are not, so the age of the roof says nothing

Frequently asked questions

Is the roof at the end of its life?

Often not, which surprises people. Slate itself lasts a very long time and the original material can be perfectly sound at sixty or eighty years. What fails is the accumulated repairs around it, done with different materials at different times, and those are a separate question from the roof's age.

How is the failure located?

By going up and looking at the patches rather than at the field of the roof. Water is almost always getting in at a previous repair, so the search starts with anything that does not match, and there are usually several. It is slower than finding a single failure and it is more reliable.

What is the sensible way to deal with it?

Repairing properly rather than patching again, at least along the affected run. Another mismatched fix adds one more thing to fail, so where the roof is otherwise sound the right move is usually to redo the bad repairs in matching material rather than to keep going or to replace everything.
