Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Bensville: what the drying job runs into

When a floor is wet in Bensville, the call routes to an independent local contractor for water damage restoration, across town and out to Tarrington Creek, Twinbrook Estates, and Shady Acres. The newer houses here are foamed to the underside of the roof, so a roof loss is absorbed and never shows as a stain.

How these houses are built

25.6 percent of Bensville's housing was standing before 1990, around a median build year of 2002, and that era decides what a contractor finds once the drywall is off. With a median of 2002 and only a quarter of the stock predating 1990, a good share of these roofs are insulated at the deck rather than at the ceiling, with foam sprayed directly onto the underside of the sheathing; the attic becomes part of the conditioned house and the roof structure is buried in insulation.

The climate a job dries in

July brings 4.75 of the 47.12 inches Bensville sees in a normal year, and July averages 78.4 degrees, which is the pace a wet floor dries at in the warm season; rain recorded at WALDORF 3.3 S 5 miles away and temperatures at OXON HILL 12.6 miles away. July is the wettest month at under five inches of a forty-seven inch year and three months average a low below freezing, so the heaviest rain lands in warm humid weather; a roof deck that takes water in that season is sealed under foam with no ventilation above the insulation, and nothing about it appears below.

The way a loss ends here

  • Foam applied straight to the sheathing, so water entering the roof is held against the wood rather than dripping through
  • No attic ventilation and no ceiling stain, so a roof loss can run for a long time without any sign inside
  • Insulation that has to be cut away to reach the deck, so finding the extent means removing the thing that hid it

Frequently asked questions

Why is there no mark on the ceiling?

Because the foam intercepts everything. The insulation is sprayed straight onto the underside of the roof sheathing, so water coming through the roof is absorbed and held at that level instead of dripping down to the ceiling below. The absence of a stain is not evidence that the roof is sound.

How is a wet roof deck found?

From above more often than below. The covering is checked for where water could be getting in, and readings are taken through the deck from the outside, because there is no way to meter the sheathing through several inches of foam. Where that points to a wet run, the foam is cut back along it.

Does the foam have to come off?

Along the wet run, yes, and it does not come off easily. It is bonded to the sheathing, so removing it means cutting it away in sections, which is slow and messy work. It is worth being clear at the start that finding the extent and reaching it are most of the job here, not the drying.
