The conversation at the door settles the scope; the meters settle the readings.

How a wet building gets dry again

The order matters more than the equipment. These are the stages the IICRC S500 drying standard describes; each is the contractor's work, and each decides how much of the next there is.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Inside a Salem drying job

Salem homeowners reach an independent local contractor for water damage restoration whether the house is downtown or out in Vinnin Square and The Point. The cellars here are shallow and the sills sit close to the ground, so the first timber is barely above the soil.

Construction you will find here

Ask when the houses in Salem were built and the answer is 1938 at the median, 86.2 percent of them finished by 1990. Around a median of 1938 with nearly nine in ten houses older, and a great deal of it far older than that, the houses were built with a shallow cellar and the frame started only a course or two above the outside ground.

Conditions for drying

A normal year here delivers 47.26 inches, 4.83 of them in October, against a warm season that peaks at 70.5 degrees in July; rain recorded at MARBLEHEAD 0.8 SW 1.2 miles away and temperatures at MARBLEHEAD 1.7 miles away. October is the wettest month at 4.83 inches of a 47-inch year and four months average a low below freezing, so the wettest ground of the year arrives just before the freeze; timber at soil level takes that up and then holds it frozen until spring.

What tends to go wrong in Salem

  • The frame starting just above the ground, so the oldest timber is the most exposed
  • A shallow cellar, so there is little depth between the outside ground and the floor inside
  • Ground that has risen over centuries, so on many houses the sill is now below the outside level

Frequently asked questions

How close to the ground is the sill?

Very close on most of these, a course or two of stone or brick above the outside soil, and on a good many it is level with it or below. The houses were built when that was normal and the ground around them has come up since.

What does a low sill mean for the frame?

The sill is the piece that takes it. It is the lowest timber in the building, it is in contact with masonry that stays damp, and everything above it bears on it. When the base of a wall here is soft, that is usually what has gone.

Can a sill be replaced?

It can, and it is ordinary work on a house of this age rather than a catastrophe, though it means supporting the frame while a length comes out. The important thing is knowing whether it is the sill or only the finish before the wall goes back.
