Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Lawrence: what the drying job runs into

When a floor is wet in Lawrence, the call routes to an independent local contractor for water damage restoration, across town and out to American Woolen Mill Housing District, North Andover, and Downtown Lawrence Historic District. Houses stand a few feet apart, so a wet room's windows open onto a wall, not open air.

How these houses are built

85.7 percent of Lawrence's housing was standing before 1990, around a median build year of 1950, and that era decides what a contractor finds once the drywall is off. The median build year is 1950 and most of the stock is older still, dense frame multi-family on small lots with plaster interiors, so the wet material is plaster, plank and old trim, and the constraint is not what can be dried but where the moisture is supposed to go once it leaves the wall.

The climate a job dries in

4 months in Lawrence have normal lows below freezing, January the coldest at 19.6 degrees. The rain side of the calendar peaks in December at 4.74 inches of an annual 49.25; both figures recorded at LAWRENCE, 0.2 miles away. Four months with lows below freezing put the split season from December through March, and December is also the wettest month, so the heaviest rain and the hardest freeze arrive together; the heated indoor air is the one advantage, and it is worth more here than ventilation ever is.

The way a loss ends here

  • Buildings a few feet apart, so a wet room cannot be ventilated and the whole moisture load has to be condensed out rather than blown away
  • Multi-family houses on shared stacks, so a single failure reaches three households and three sets of finishes
  • Small lots with no exterior working room, so equipment, ducting and debris all have to be handled through the front of the building

Frequently asked questions

Why are fans blowing into a machine rather than out of a window?

Because there is nowhere for the moisture to go. With another building a few feet away, air pushed out of a window comes back in through the next opening carrying what it just picked up. The room is closed instead and a dehumidifier takes the water out of the air in the space. It is slower to start and far more reliable.

What should be expected for a wet plaster wall in a house like this?

Seven to ten days in winter, longer in a mild wet spell. Plaster holds water well and gives it up slowly, and without ventilation everything depends on how much air is moving across the surface inside the room. In December the heating system helps considerably, which is why the same loss in April tends to run longer.

The apartment upstairs caused it. What happens in this one?

The same sequence, on its own schedule. The ceiling is read and opened where the bays are wet, insulation is pulled, the walls below are checked at the base, and equipment runs in this unit independently of the one above. Neither apartment is signed off until both hold steady readings, because a wet floor structure is shared between them.
