Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Gloucester: what the drying job runs into

When a floor is wet in Gloucester, the call routes to an independent local contractor for water damage restoration, across town and out to Central Gloucester Historic District. The tubs in the oldest of these houses stand free on the floor, with no surround and no wall behind them.

How these houses are built

Ask when the houses in Gloucester were built and the answer is 1946 at the median, 84.1 percent of them finished by 1990. Around a median of 1946 with over eight in ten predating 1990, the older bathrooms in this stock keep a freestanding tub on feet, set out from the wall with the plumbing exposed rather than built into a tiled recess.

The climate a job dries in

A normal year here delivers 48.02 inches, 4.99 of them in October, against a warm season that peaks at 70 degrees in July; both figures recorded at BEVERLY, 8.2 miles away. October is the wettest month at 4.99 inches of a 48.02-inch year and five months average lows below freezing, so these rooms are cold for half the year; a floor that gets splashed daily in an unheated bathroom does not dry between wettings.

The way a loss ends here

  • Water landing on the floor rather than being contained by a surround
  • A shower fitting over a tub that was never intended to have one
  • Old boards taking that water at the same few spots every day for decades

Frequently asked questions

Why is a freestanding tub a problem?

Because it does not contain anything. A tub set into a tiled recess has walls on three sides; this one has a curtain at best. Where a shower has been added over it, water leaves the tub at the same places every day and lands on the floor, and over years that is a great deal of water into old boards.

What does the floor damage look like?

Discoloration and springiness in the floor around the tub feet, and a stain on the ceiling below in the same shape. Because the tub is heavy and sits on four points, the floor under those points is where it shows first, and moving the tub to look is not straightforward.

Can the arrangement be kept?

It can, and in these houses it is usually worth keeping. What changes it is a proper floor finish that tolerates water, a curtain arrangement that actually contains a shower, and checking the boards under the tub while anything else in the room is being done.
