Ceiling & Roof Leak Water Damage Repair in Cambridge, MA
The leak is traced above the stain and corrected, wet insulation comes out, the cavity is dried to a reading, and only then is the ceiling repaired. The leak is traced uphill from the stain and corrected before anything else. Soaked insulation comes out of the cavity, the framing and the back of the ceiling are dried and read to the dry standard, and only then is the ceiling repaired and painted, so the stain does not return through new paint.

Frequently asked questions
What does adding a roof deck do to the roof?
Puts loads and penetrations into a surface designed to have neither. The deck frame bears on the membrane at every pedestal or sleeper, and the stair enclosure giving access is a hole cut through the covering and flashed afterward. None of that is a fault in itself; it is simply a great deal more for the roof to cope with.
Why is a leak hard to find under one?
Because the membrane is covered. Decking over the top hides the surface completely, so tracing a leak means lifting sections of deck, which is why these are frequently patched at the stair head repeatedly before anyone looks underneath. That is why the paperwork for the deck installation is worth finding before anyone starts opening it up.
What should be established before buying one of these?
Whether the deck was built with the roof or added to it, and by whom. A deck installed as part of a proper roof replacement is a different proposition from one screwed down onto an existing membrane, and the paperwork usually tells you.
