Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Beverly: what the drying job runs into

When a floor is wet in Beverly, the call routes to an independent local contractor for water damage restoration, across town and out to Beverly Center Business District and Fish Flake Hill Historic District. The second floor on these houses overhangs the first, and the joist ends are exposed along that whole line.

How these houses are built

Roughly 14,778 of Beverly's 17,630 homes went up before 1990, putting the median build year at 1956; what dries in place and what comes out follows from that. Around a median of 1956 with more than eight in ten houses older, a great many were built in the colonial revival manner with the upper floor projecting a few inches beyond the lower one, the floor joists running out to form that overhang.

The climate a job dries in

October brings 4.99 of the 48.02 inches Beverly sees in a normal year, and July averages 70 degrees, which is the pace a wet floor dries at in the warm season; both figures recorded at BEVERLY, 2.2 miles away. October is the wettest month at 4.99 inches of a 48-inch year and five months average a low below freezing, so the wall is soaked in autumn and frozen through winter; the underside of an overhang stays wet and never sees sun.

The way a loss ends here

  • Structural joist ends in the outside wall, so what is wet is framing rather than trim
  • An underside that never dries, so the affected face is the one nothing reaches
  • A line running right across the elevation, so the condition is continuous rather than local

Frequently asked questions

What is holding the overhang out?

The floor joists themselves, running past the wall below and out to the face of the upper one. That means the ends of structural timbers are sitting in the outside wall at the overhang, closed in by trim on the underside and the face.

Why is the underside the vulnerable part?

Because nothing dries it. It faces down, so it gets no sun and very little air, and it catches everything running off the upper wall. Through a wet autumn and a long freeze it stays damp continuously while the faces either side of it dry out.

How much has to come off to look?

Less than people fear. Taking down a section of the soffit trim under the overhang exposes the joist ends directly, and that one opening answers the question for the whole run, because whatever is happening is happening along the entire line.
