Water Out, Structure Dried

Frankfort, KY Water Damage Restoration

Homes across Frankfort and the rest of Kentucky get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Frankfort

When a floor is wet in Frankfort, the call routes to an independent local contractor for water damage restoration, across town and out to its edges. The oldest walls here have brick packed between the studs, which holds water in the middle of the wall itself.

What is behind the walls here

The typical Frankfort house dates to 1972, with about three quarters of the stock (76.6 percent) built before 1990, so the assemblies that get wet are mostly early 1970s work. Around a median of 1972 but with a substantial older core, the early houses were built with soft brick laid between the wall studs as fill, for stiffness and warmth, so those walls have masonry buried inside a timber frame.

The drying weather

3 months in Frankfort have normal lows below freezing, January the coldest at 25.1 degrees. The rain side of the calendar peaks in July at 5.44 inches of an annual 50.52; rain recorded at FRANKFORT 1.9 N 1.6 miles away and temperatures at FRANKFORT CAPITAL CITY AP 2.2 miles away. July is the wettest month at 5.44 inches of a 50-inch year and three months average a low below freezing, so the wettest weather is warm and the wall has months to take water up; soft brick inside a frame gives it back far more slowly than it takes it in.

Where these losses tend to land

  • Masonry buried inside a timber wall, so there is a reservoir where a cavity is expected
  • Soft brick against structural framing, so the studs stay damp where they touch it
  • A wall that reads dry at the surface, so meter readings from the face understate it badly

Frequently asked questions

What is nogging?

Brick laid between the studs of a timber-framed wall, used in the oldest houses here for stiffness and insulation. It means that what looks from both sides like an ordinary stud wall has soft masonry filling the space between the framing members.

How does that change a wet wall?

It gives it far more to hold. A framed cavity dries in days once the air is moving; brick fill holds many times the water and releases it slowly from the faces only, so the same loss takes weeks rather than days and the framing stays damp throughout.

How is the drying actually judged?

By readings taken into the wall rather than off the plaster, repeated over time. A surface that reads dry over brick fill means very little, so the honest measure is whether the room loads up again once the equipment is eased back.
