Drying, stage by stage
Sequence beats equipment on a wet building. The stages below come from IICRC S500 - all of them the contractor's work, each one setting the size of the next.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
What drying a building in Ashland involves
When a floor is wet in Ashland, the call routes to an independent local contractor for water damage restoration, across town and out to South Ashland. The basement windows here are steel set straight into the block, and they rust and split the masonry around them.
What the houses are made of
85.1 percent of Ashland's housing was standing before 1990, around a median build year of 1965, and that era decides what a contractor finds once the drywall is off. Around a median of 1965 with more than four in five houses older, the basement openings were fitted with steel frames bedded directly into the block, and that metal has been in contact with damp masonry for sixty years; as it corrodes it expands and works the block apart around the opening.
Drying conditions
On the 1991–2020 normals, Ashland gets 46.68 inches a year with May heaviest at 4.85, and the drying season runs from a 31.2-degree January to a 75-degree July; both figures recorded at ASHLAND, 1.8 miles away. May is the wettest month at under five inches of a forty-seven inch year and four months average a low below freezing, so the heaviest rain lands in a warm spring; block that has been split at a window is taking that rain directly into the wall rather than shedding it.
How water losses tend to end in Ashland
- Steel frames bedded into block, so corroding metal opens the masonry around the opening
- A crack that widens each year, so the wall takes more water each season than it did the last
- Damage concentrated at the openings, so the wet areas in a basement are predictable and repeat

Frequently asked questions
Why is the block cracked around the window?
Because the steel frame in it is corroding. Metal set into masonry expands as it rusts, and it exerts enough pressure to split the block around the opening. The crack is a symptom of the frame rather than of the wall, which is why repointing it without dealing with the window does not last.
Does that explain the wet wall?
It usually does. Once the block is open around the frame, water running down the outside of the wall has a route straight through at the one point the wall is weakest, and it arrives inside at the window head or jamb. The wet patches in a basement like this are almost always at the openings.
Can the drying be signed off with the frame still in place?
The drying can, but it is worth being clear that it will return. The wall comes back to a normal reading readily enough once it is open and conditioned; the frame keeps corroding and the crack keeps widening, so the same wall is wet again after the next wet spring.
