Groundwater & Basement Water Intrusion in Topeka, KS
Basement seepage, failed sumps and water through the slab are extracted and dried, and the path from the ground is found so the floor stays dry next season. The path from the ground is named first: through the wall, up through the slab, back through a drain, or from a sump that stopped. The space is extracted and dried, with the porous materials the water touched removed, and the delivery is addressed, because a dried floor only stays dry if the water stops arriving.
No obligation: the assessment comes before any scope
Often needed alongside
- Structural Drying & Dehumidification
Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.
- Emergency Water Extraction
Standing water is pumped and extracted around the clock, before it climbs the walls and soaks the subfloor. Same-day response where coverage allows.
- Mold Inspection & Testing
An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches.
Frequently asked questions
Why does water come in at the garage door?
Because everything is falling toward it. The drive runs down to the garage, so the whole paved area is a catchment delivering to one point, and that point is the largest opening in the building at ground level. In a heavy spring rain it takes all of it.
Is a drain across the door the answer?
It is the usual one and it works if it is maintained. A channel across the opening connected to something that can take the flow intercepts the water before it reaches the door. The ones that fail are the ones that silt up, which is most of them after a few years.
What happens to what gets inside?
It depends on the garage slab, and that is worth checking. Some fall back out to the door and some are level or fall inward, so the water either leaves or stands against the wall the garage shares with the house. That decides whether this is a nuisance or a building problem.
