The four stages of a drying job
What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Valparaiso: what the drying job runs into
When a floor is wet in Valparaiso, the call routes to an independent local contractor for water damage restoration, across town and out to Burlington Beach and Crestview. Many basements here have a fan pulling air from under the floor, so a subslab loss is drawn up into the house.
How these houses are built
Roughly 9,398 of Valparaiso's 15,558 homes went up before 1990, putting the median build year at 1980; what dries in place and what comes out follows from that. Around a median of 1980 with six in ten homes predating 1990, a great many of the houses have a pipe and fan drawing air continuously from the gravel beneath the basement slab, so anything wet under that floor is connected to the inside of the building by a running fan rather than sealed away from it.
The climate a job dries in
Drying here is a July job at one pace and a January job at another, 73 degrees against 24.8; the 42.27 inches a year peak in August at 4.55, rain recorded at VALPARAISO 0.9 NNW 0.7 miles away and temperatures at VALPARAISO WTR WKS 2.3 miles away. Four months with lows below freezing set the split season from December into March, and the August rain peak lands when the ground under the slab is at its warmest and most able to give up moisture into a system that is pulling on it all day.
The way a loss ends here
- A fan drawing continuously from beneath the slab, so moisture under the floor is delivered into the house rather than left there
- Gravel under the floor holding water after a subslab loss, so the source of the humidity is a space nobody can reach
- Systems that run unattended for years, so the fan keeps working through a loss and nobody thinks to switch it off

Frequently asked questions
The humidity indoors is high and nothing looks wet. What is worth checking?
Whether there is a fan drawing from under the basement floor, and whether the space under there is wet. A system like that runs continuously and moves a great deal of air, so if the gravel beneath the slab has taken water, the building is being supplied with that moisture all day and nothing in the rooms will show it.
Should the fan be switched off during the drying?
Usually yes, for the duration, and it is worth confirming with whoever installed it. Leaving it running while the space beneath is wet works directly against the equipment in the rooms. It is switched back on once the readings are steady, because it has a job to do that has nothing to do with the loss.
How is a wet space under the slab dried at all?
Slowly, and largely through whatever openings exist. The sump, the pipe penetration and any core hole are the available access. Air is moved through those where it can be, the slab is read from above on consecutive days, and the realistic expectation is weeks rather than days for the space itself.
