Water Out, Structure Dried

Hammond, IN Water Damage Restoration

Homes across Hammond and the rest of Indiana get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The scope is written at the door, after the meter readings and before anything is removed.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Hammond

When a floor is wet in Hammond, the call routes to an independent local contractor for water damage restoration, across town and out to Roxana, Central Hammond, and North Hammond. This ground is old sand ridges with wet hollows between them, so two streets apart sit at completely different levels.

What is behind the walls here

The typical Hammond house dates to 1952, with close to nine in ten of the stock (92.5 percent) built before 1990, so the assemblies that get wet are mostly early 1950s work. Around a median of 1952 with more than nine in ten houses older, the city is built across a series of ancient beach ridges left by a larger lake, with low wet ground in the strips between each ridge.

The drying weather

Drying here is a July job at one pace and a January job at another, 73.9 degrees against 23.2; the 40.31 inches a year peak in June at 4.77, rain recorded at LANSING 5.8 miles away and temperatures at PARK FOREST 12.9 miles away. June is the wettest month at 4.77 inches of a 40-inch year and five months average a low below freezing, so the heaviest rain comes in early summer; on a ridge it drains away through sand, and in a hollow it has nowhere to go.

Where these losses tend to land

  • Two quite different situations within a few streets, so neighbors' experience does not transfer
  • Houses in the hollows sitting at the water table, so their basements are wet as a normal condition
  • Sand ridges draining into the hollows, so the low ground receives from the high ground beside it

Frequently asked questions

Why is one street dry and the next one wet?

Because they are on different landforms. The city is built across old beach ridges of sand with low wet strips between them, so a house on a ridge sits several feet higher on free-draining ground and one in a hollow sits at the water table.

Can a house in a hollow be made dry?

Managed rather than cured, which is the honest framing. The ground water there is a permanent condition rather than a fault, so the work is drainage and a pump sized to run continuously, and finishes chosen on the understanding that the water is not going away.

How do you tell which one you are on?

Walk the street and watch the sidewalk. The ridges are low but they are continuous and quite readable once you know to look, and older survey maps of the area mark them clearly. It explains more about a property here than almost anything else.
