Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

South Holland: what the drying job runs into

When a floor is wet in South Holland, the call routes to an independent local contractor for water damage restoration, across town and out to Greenwood and Berger. This was muck farming ground, drained and worked for onions, and organic soil keeps shrinking after it is drained.

How these houses are built

The typical South Holland house dates to 1966, with close to nine in ten of the stock (88.2 percent) built before 1990, so the assemblies that get wet are mostly mid 1960s work. Around a median of 1966 with nearly nine in ten houses older, the village was market gardening country before it was suburban, worked on deep black organic soil that had been drained for the purpose.

The climate a job dries in

Drying here is a July job at one pace and a January job at another, 73.9 degrees against 23.2; the 41.46 inches a year peak in June at 5.06, rain recorded at HOMEWOOD 0.1 ESE 4.1 miles away and temperatures at PARK FOREST 8.2 miles away. June is the wettest month at 5.06 inches of a 41-inch year and five months average a low below freezing, so the ground cycles between saturated and drained each year; organic soil loses volume every time it dries.

The way a loss ends here

  • Organic soil that oxidizes away, so the ground continues to drop decades later
  • Settlement that is uneven, so one part of a building goes down faster than another
  • Buried drainage from the farming era, so old tile still runs under the streets

Frequently asked questions

What exactly is muck soil?

Deep black organic soil formed in wet ground, drained and farmed here for vegetables. It is superb for growing and poor for building on, because once drained it oxidizes and compresses, and it keeps doing so for a very long time.

Does muck settlement ever stop?

It slows without stopping while any organic material remains. That is why a house built sixty years ago on this ground can still be moving, and why filling a crack rather than dealing with the support underneath is a temporary measure.

What is still buried from the farming?

Clay drainage tile, laid to make the ground workable and never removed. It is still there and in places still running, so water moves under these lots along lines set out for growing onions rather than for anything built since.
