Water Out, Structure Dried

Round Lake, IL Water Damage Restoration

Homes across Round Lake and the rest of Illinois get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Round Lake

When a floor is wet in Round Lake, the call routes to an independent local contractor for water damage restoration, across town and out to its edges. The lakes here sit in glacial hollows with no outlet, so a wet year raises them and nothing takes it away.

What is behind the walls here

The typical Round Lake house dates to 2003, with under a third of the stock (20.6 percent) built before 1990, so the assemblies that get wet are mostly early 2000s work. With a median of 2003 and only a fifth of the stock predating 1990, the subdivisions were built around a scatter of small lakes left by the ice, most of which have no stream running out of them at all.

The drying weather

On the 1991–2020 normals, Round Lake gets 38.17 inches a year with June heaviest at 4.69, and the drying season runs from a 21.2-degree January to a 72.2-degree July; rain recorded at LAKE VILLA 1.1 SSW 4.2 miles away and temperatures at MUNDELEIN 4 WSW 6.2 miles away. June is the wettest month at 4.69 inches of a 38-inch year and five months average a low below freezing, so the input is seasonal and the loss is only by soaking away and evaporating; a run of wet years puts the level up and leaves it there.

Where these losses tend to land

  • A water level that rises over years rather than days, so the change is gradual and permanent-feeling
  • Ground water tied to that level, so basements well back from the shore are affected
  • No outlet to clear, so there is nothing to unblock and no repair that lowers it

Frequently asked questions

Why does the lake level not go back down?

Because there is nowhere for it to go. These are hollows left by the ice with no stream running out, so water leaves only by soaking into the ground and evaporating. A run of wet years puts more in than goes out and the level simply stays up.

How far from the water does it matter?

Further from the water than the shoreline suggests. The ground water across the whole area sits in relation to those lake levels, so a house several streets back can find its basement responding to a lake it cannot even see from the window, which is what makes it hard to credit.

What should a household plan around?

A condition lasting seasons rather than an event lasting days. That argues for drainage and a pump that can run for months, and for finishing a lower level in materials that tolerate it, rather than for repairs aimed at a one-off.
