Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Oak Park: what the drying job runs into

When a floor is wet in Oak Park, the call routes to an independent local contractor for water damage restoration, across town and out to Hemingway District and Ridgeland. Nine in ten houses here predate 1990, and the basements still carry the oversized ductwork of a converted gravity furnace.

How these houses are built

Roughly 22,144 of Oak Park's 24,872 homes went up before 1990, putting the median build year at 1938; what dries in place and what comes out follows from that. Around a median of 1938 with nearly nine houses in ten older, the heating started as a gravity system and was converted rather than replaced, so the basements are full of large-section trunks and takeoffs running to every room, sitting low and taking up most of the ceiling space.

The climate a job dries in

A normal year here delivers 40.61 inches, 4.7 of them in May, against a warm season that peaks at 76.3 degrees in July; rain recorded at OAK PARK 1.3 NNE 1.4 miles away and temperatures at CHICAGO MIDWAY AP 7.2 miles away. May is the wettest month at under five inches of a forty-one inch year and four months average a low below freezing, so the heaviest rain lands in spring and the dry air arrives with the cold; ductwork wet in May is drying in the season that helps least, and it cannot be run while it is wet.

The way a loss ends here

  • Large-section trunks running low through the basement, so anything that comes down from above lands on the ductwork first
  • Ducts that cannot be run while wet, so the house loses its heating at the point the drying needs it most
  • Duct runs to every room, so a wet section of trunk connects to the whole house rather than to one part of it

Frequently asked questions

What happens to the ductwork after a basement loss?

It is assessed separately from the room. Large low trunks catch water coming down from above and hold it inside, where nothing in the basement reaches, so each run is opened and checked rather than judged from outside. What held clean water briefly is cleaned and dried; what stood full, or took anything from a drain, comes out.

Can the heating run during the work?

Not while there is water in the trunks. Running a wet system carries that moisture into every room the ducts serve, which spreads the problem through a house that was otherwise dry. Portable heating and drying equipment carries the building until the ducts have been cleared and read.

Why is so much of the basement ceiling taken up with this?

Because the system was sized for gravity and never resized. The original furnace moved air by temperature alone, which needed large sections, and when it was converted to a fan the ductwork mostly stayed. That is why the runs are so big, and why they intercept so much of what comes down from the floor above.
