Ceiling & Roof Leak Water Damage Repair in Oak Forest, IL
The leak is traced above the stain and corrected, wet insulation comes out, the cavity is dried to a reading, and only then is the ceiling repaired. The leak is traced uphill from the stain and corrected before anything else. Soaked insulation comes out of the cavity, the framing and the back of the ceiling are dried and read to the dry standard, and only then is the ceiling repaired and painted, so the stain does not return through new paint.

Frequently asked questions
The leak was upstairs and the basement is wet. Did it go through the floor?
Possibly not through it, but down the chute. A laundry chute is an open shaft with an opening at floor level, so water spreading across the upper floor finds it immediately and drops the full height. Very little may have gone into the floor structure at all, which changes the scope considerably in both directions.
How is the inside of the shaft dried?
Through the two openings, because there are no others. Air is directed in at the top and drawn from the bottom so it moves along the shaft, and the framing around it is read with a probe through the openings. Where the readings stay high the wall beside it is opened, which is a last resort rather than a first step.
What comes out at the bottom first?
Anything that was sitting there. Fabric at the receiving end of a chute holds a great deal of water and keeps releasing it into the basement, so it is bagged and removed before any equipment is set. The floor and the wall beneath the chute opening are then read, because that is where the water landed.
