What happens between the call and the rebuild

Four stages, in one order, described by the IICRC S500 standard. The contractor does each; how well each is done decides how much work the next one carries.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

What a wet building in Normal asks of a contractor

Normal homeowners reach an independent local contractor for water damage restoration whether the house is downtown or out in Walglen, Summit, and Eaton. Half the housing went up after 1990 on strand board sheathing, which delaminates rather than dries once it has been thoroughly wet.

The materials in these houses

50.8 percent of Normal's housing was standing before 1990, around a median build year of 1989, and that era decides what a contractor finds once the drywall is off. With the median build year at 1989 the stock divides between older frame houses and newer subdivisions sheathed and decked in oriented strand board, and that material is the difference: plywood and plank come back from a soaking, strand board swells at the edges and loses its bond.

Weather that sets the pace

A normal year here delivers 38.54 inches, 4.48 of them in May, against a warm season that peaks at 74.5 degrees in July; rain recorded at BLOOMINGTON WTR WKS 1.7 miles away and temperatures at NORMAL 4NE 3 miles away. Five months with lows below freezing put the split season from November into March, and the May rain peak lands on flat ground that holds water at the surface; the heating season is when a job moves fastest, because the indoor air is dry and the building is sealed anyway.

How the losses here usually end

  • Strand board sheathing and decking swelling at the edges once wet, so panels are replaced rather than dried back
  • Newer subdivisions built to one specification, so the same panel fails the same way across a street after the same kind of loss
  • Older frame houses on the same blocks with plank and plywood, so two neighboring losses have completely different outcomes

Frequently asked questions

The subfloor is swollen at the joints. Can that be dried flat?

No. Strand board swells when the chips take water and the edges stay proud even after the panel reads dry, because the bond between the chips has gone. Sanding the ridge off leaves a thin panel. The section is cut out at the joists and replaced, and the framing under it is dried before the new panel goes down.

Why did the neighbor's older house come out better?

Different material. Plywood and plank subfloor are made of continuous layers of wood that swell and then shrink back, so they generally recover from the same soaking. Strand board is chips and adhesive, and once the adhesive lets go it does not re-form. The age of the house predicts the outcome more reliably than the size of the loss does.

Is a winter loss quicker here than a spring one?

Yes, usually by several days. From November to March the furnace is running and the indoor air is already dry, so the building assists the equipment instead of fighting it. In May the outside air is humid, the ground is holding water and nothing mechanical is running, which leaves the whole load to the machines.
