Water Out, Structure Dried

Granite City, IL Water Damage Restoration

Homes across Granite City and the rest of Illinois get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

The scope is written at the door, after the meter readings and before anything is removed.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Granite City

When a floor is wet in Granite City, the call routes to an independent local contractor for water damage restoration, across town and out to its edges. This whole town sits below the river behind a levee, so its own rainwater has to be pumped out of it.

What is behind the walls here

Roughly 11,323 of Granite City's 12,854 homes went up before 1990, putting the median build year at 1957; what dries in place and what comes out follows from that. Around a median of 1957 with nearly nine in ten houses older, the city occupies the flat bottomland behind the Mississippi levee, where the ground is lower than the river and nothing drains away by gravity.

The drying weather

On the 1991–2020 normals, Granite City gets 45.07 inches a year with May heaviest at 5.39, and the drying season runs from a 30.3-degree January to a 78.3-degree July; rain recorded at GRANITE CITY 1.4 ENE 1.1 miles away and temperatures at ALTON - MELVIN PRICE L&D 9.6 miles away. May is the wettest month at 5.39 inches of a 45-inch year and three months average a low below freezing, so the heaviest rain lands in spring, which is also when the river outside is highest and the pumps are working hardest.

Where these losses tend to land

  • Drainage that depends on pumps running, so a power or plant failure affects the whole district
  • Rain and a high river arriving together, so the demand peaks when the outlet is worst
  • A condition covering the whole town, so there is no higher ground within reach to drain to

Frequently asked questions

Where does the rain that falls here go?

Into a system of ditches and then into pumps that lift it over the levee into the river. It cannot run out by gravity because the ground inside the levee is lower than the water outside it. Everything depends on that plant continuing to run.

What happens when the river is high?

The pumps have more lift to do at exactly the moment the most rain is arriving. A wet May here means a full river and a full district at once, and the drainage system is working at its limit rather than at its comfortable capacity.

Does this change what a household can do?

It narrows it, honestly. The district-level drainage is not anybody's to improve, so the work is at the property: a pump sized for the lot, drainage that gets water off the ground quickly, and finishes chosen knowing the street may hold water.
