Groundwater & Basement Water Intrusion in Frankfort, IL

Basement seepage, failed sumps and water through the slab are extracted and dried, and the path from the ground is found so the floor stays dry next season. The path from the ground is named first: through the wall, up through the slab, back through a drain, or from a sump that stopped. The space is extracted and dried, with the porous materials the water touched removed, and the delivery is addressed, because a dried floor only stays dry if the water stops arriving.

Often needed alongside

  • Structural Drying & Dehumidification

Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.

  • Emergency Water Extraction

Standing water is pumped and extracted around the clock, before it climbs the walls and soaks the subfloor. Same-day response where coverage allows.

  • Mold Inspection & Testing

An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches.

Frequently asked questions

Does a deeper basement take on more water?

It is exposed to more, yes. A nine-foot wall has half again the area of an older seven-foot one and its base sits that much closer to whatever water is in the ground, so the same wet spring puts more pressure against it and for longer.

Where does a taller wall fail?

At the bottom, where the pressure is highest, and usually along a horizontal line rather than at a crack running down. That is a different pattern from an older basement and it means the finished wall has to come off from the floor up rather than in one patch.

Is the drainage around these houses any different?

It was built to a good standard, which is worth knowing, because it means a wet basement here is usually a blocked or failed system rather than one that was never there. Finding and clearing the existing drainage is the first move rather than adding more.
