Champaign, IL Water Damage Restoration

The order a drying job runs in
Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Drying conditions particular to Champaign
When a floor is wet in Champaign, the call routes to an independent local contractor for water damage restoration, across town and out to Belle Meade, Holiday Park, and Kenwood. A Champaign County city on flat prairie ground where four freezing months and a 4.8-inch June bracket the drying calendar.
What is behind the walls here
Roughly 23,161 of Champaign's 41,299 homes went up before 1990, putting the median build year at 1985; what dries in place and what comes out follows from that. The median house dates to 1985 and just over half the stock predates 1990, mostly frame with poured basements, so a basement loss wets the framed partition walls, the carpet and pad, and any pressed-board storage standing on the floor.
The drying weather
June brings 4.8 of the 40.82 inches Champaign sees in a normal year, and July averages 75.2 degrees, which is the pace a wet floor dries at in the warm season; rain recorded at CHAMPAIGN 0.6 NNE 0.8 miles away and temperatures at CHAMPAIGN 3S 2.8 miles away. June is the wettest month at 4.8 inches and January lows average near 18 degrees across four months below freezing, so a summer basement job fights humid air while a winter split line runs in a house that is already dry inside.
Where these losses tend to land
- Framed basement partitions holding water in the bottom plate, so the wall is opened low rather than dried at the face
- Storage left on a wet basement floor, so cardboard and pressed board wick water back into finished surfaces
- Summer humidity stalling a basement job that the same house would shed quickly in February

Frequently asked questions
Does the carpet pad in a basement always come out?
If it got wet, yes. Pad is an open foam that holds water against the slab and gives it back to the room for days, and it cannot be dried in place underneath a carpet. It is pulled so the concrete can be read and dried directly. The carpet above it is a separate decision, made once the slab holds at the dry standard.
Does a basement dry faster in winter here?
Usually yes, and it surprises people. With four months below freezing the indoor air in a heated house is very dry, so an opened cavity gives up moisture quickly. A June job works against a wet-season month of nearly five inches and saturated outdoor air, so the same loss can take noticeably longer in summer than in January.
The basement floor is dry but the wall is still wet at the bottom. Why?
Because the plate and the cavity behind the drywall hold water long after the slab surface has given its up. A concrete floor dries from the top down and shows results early, while a framed wall traps moisture between the board and the foundation. The wall is read at the plate, and the base goes back only when that reading holds.
