Batavia, IL Water Damage Restoration

The order a drying job runs in
Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Drying conditions particular to Batavia
When a floor is wet in Batavia, the call routes to an independent local contractor for water damage restoration, across town and out to Woodland Hills and Heritage West. These subdivisions end in cul-de-sacs, and the bulb of a cul-de-sac is the low point everything drains toward.
What is behind the walls here
The typical Batavia house dates to 1985, with close to three fifths of the stock (55.9 percent) built before 1990, so the assemblies that get wet are mostly mid 1980s work. Around a median of 1985 with just over half the stock older, the street layout is a branching pattern of dead ends, so each group of houses drains to a single inlet at the turning circle rather than along a through street.
The drying weather
On the 1991–2020 normals, Batavia gets 39.09 inches a year with May heaviest at 4.74, and the drying season runs from a 23.2-degree January to a 74.4-degree July; rain recorded at BATAVIA 0.7 WSW 0.2 miles away and temperatures at AURORA 4.7 miles away. May is the wettest month at 4.74 inches of a 39-inch year and five months average a low below freezing, so the heaviest rain lands in spring on ground still recovering from the thaw; a single inlet has to take all of it.
Where these losses tend to land
- One inlet serving a whole close, so a blockage there affects every house on it
- Houses ringing the low point, so several properties sit at the same vulnerable level
- No through route for the water, so if the inlet fails there is nowhere else for it to go

Frequently asked questions
Why is the turning circle the problem?
Because everything drains to it. A cul-de-sac is graded so that the street falls to the bulb at the end, where there is usually a single inlet. On a through street water has somewhere else to go; here it does not.
What happens when that inlet blocks?
The circle fills like a basin. Leaves in autumn or ice in a spring thaw are enough, and the water backs up across the paving toward the houses ringing it, all of which sit at much the same level around the low point.
Is there anything a household can do about the inlet?
Keep the grate clear, which sounds trivial and is the single most effective thing available. It takes a minute in autumn and after a thaw, and the households on a cul-de-sac are the only people likely to notice it filling.
