Water Out, Structure Dried

Dubuque, IA Water Damage Restoration

Homes across Dubuque and the rest of Iowa get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The scope is written at the door, after the meter readings and before anything is removed.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Dubuque

When a floor is wet in Dubuque, the call routes to an independent local contractor for water damage restoration, across town and out to Ace Mobile Home Park and Center Grove. This city was built over lead workings, and the old shafts and adits are still under the bluff neighborhoods.

What is behind the walls here

Ask when the houses in Dubuque were built and the answer is 1963 at the median, 77.4 percent of them finished by 1990. Around a median of 1963 with more than three quarters of the stock older, the bluffs were mined for lead long before the houses went up, leaving shafts, drifts and prospect holes that were closed over rather than filled.

The drying weather

June brings 5.64 of the 38.83 inches Dubuque sees in a normal year, and July averages 74.3 degrees, which is the pace a wet floor dries at in the warm season; both figures recorded at DUBUQUE L&D 11, 4.2 miles away. June is the wettest month at 5.64 inches of a 39-inch year and five months average a low below freezing, so the heaviest rain arrives in early summer; water finding an old working goes down it rather than across the surface.

Where these losses tend to land

  • Voids under the ground with no record of where, so their locations are discovered rather than known
  • Surface water draining into a working, so it disappears and reappears somewhere unrelated
  • Collapse into an old shaft, so ground can drop rather than settle

Frequently asked questions

How much mining was there under the city?

A great deal of it, and most of it done before anyone was keeping records. The bluffs were worked for lead from the earliest settlement onward, so there are shafts, drifts and prospect pits scattered through ground that is now residential streets.

What happens when water finds one?

It disappears. Surface water reaching an old working goes straight down it rather than running off, which sounds convenient and is not: it washes soil down with it, and it comes out somewhere further along the bluff with no obvious connection.

What does a collapse look like?

A hole rather than a dip, appearing suddenly and often after heavy rain. That is the distinction from ordinary settlement, and it is the reason a sudden depression in a yard on these bluffs is worth treating seriously straight away.
