The four stages of a drying job
What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Cedar Rapids: what the drying job runs into
When a floor is wet in Cedar Rapids, the call routes to an independent local contractor for water damage restoration, across town and out to Otis, Rompot, and Beverly Depot. The downspouts on these houses are piped underground into the sanitary drain, so the roof discharges into the house system.
How these houses are built
67.1 percent of Cedar Rapids's housing was standing before 1990, around a median build year of 1974, and that era decides what a contractor finds once the drywall is off. Around a median of 1974 with two thirds of the stock older, a good many of the downspouts were connected underground into the house drain rather than run out onto the ground, which was ordinary practice when they were built and is still in place.
The climate a job dries in
Drying here is a July job at one pace and a January job at another, 72.8 degrees against 19.6; the 35.91 inches a year peak in June at 5.56, both figures recorded at CEDAR RAPIDS MUNI AP, 5.9 miles away. June is the wettest month at over five inches of a thirty-six inch year and five months average a low below freezing, so the heaviest rain lands in early summer; a roof piped into the house drain puts its whole area into that system in a single storm.
The way a loss ends here
- Roof water entering the house drain, so a storm loads the system the building relies on for everything else
- A whole roof discharging into a pipe sized for fixtures, so the volume is far beyond what it was built for
- Backups at the lowest fixture during rain, so the basement takes it rather than the roof

Frequently asked questions
Why would the roof be connected to the drain?
Because it was normal when these were built. The downspouts were piped underground into the house drain rather than discharged onto the ground, which kept the yard dry and was perfectly acceptable at the time. A great many of those connections are still there.
What does that do in a storm?
It puts the whole roof into a pipe sized for sinks and baths. A heavy June rain delivers more in an hour than the house would use in a week, so the drain surcharges and the water leaves at the lowest opening it can find, which is in the basement.
Is disconnecting them worth it?
It usually is and it is often the whole answer. Taking the downspouts off the drain and running them out onto the ground removes the load that causes the backup, and it is modest work against a basement that floods after every heavy rain.
