Drying, stage by stage

Sequence beats equipment on a wet building. The stages below come from IICRC S500 - all of them the contractor's work, each one setting the size of the next.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

What drying a building in Lahaina involves

When a floor is wet in Lahaina, the call routes to an independent local contractor for water damage restoration, across town and out to Lahainaluna, Kelawea, and Kapunakea. Salt-laden wind corrodes framing connectors wherever a wall is left damp, so the fasteners matter as much as the wood.

What the houses are made of

The typical Lahaina house dates to 1983, with roughly two thirds of the stock (65.5 percent) built before 1990, so the assemblies that get wet are mostly early 1980s work. Around a median of 1983 with two thirds predating 1990, the houses are frame construction held together at the critical points by metal straps, hangers and fasteners, and in air carrying salt those connectors corrode wherever a wall stays damp, so a wall that dries out can still have lost something that does not come back.

Drying conditions

A normal year here delivers 23.33 inches, 3.69 of them in March, against a warm season that peaks at 77.7 degrees in August; both figures recorded at PUUKOLII 457.1, 3 miles away. March is the wettest month of a twenty-three inch year and nothing comes near freezing, so this is the dry side of the island and a wall will normally dry well once it is opened; what does not recover is the metal inside it, which is why damp time matters more than it looks.

How water losses tend to end in Lahaina

  • Metal connectors corroding wherever a wall stays damp, so time spent wet costs something that drying cannot restore
  • Corrosion hidden inside closed assemblies, so the condition is only visible during the one opportunity the opening provides
  • A comparatively dry climate encouraging a quick close, so walls get shut before anyone has looked at the hardware

Frequently asked questions

The wall dried out fine. What is there to worry about?

The metal in it. Straps, hangers and fasteners in air carrying salt corrode while a wall is damp, and drying the wood does not undo that. It is worth looking at the connectors while the wall is open, because that is the only time anyone will see them, and a corroded hanger is a cheap thing to replace at that moment.

Why does it matter how long it stayed wet if it is dry now?

Because corrosion is cumulative and drying does not reverse it. Wood recovers; steel does not. The practical consequence is that response time has a cost here beyond the usual one, and a wall that sat damp for a fortnight is worth inspecting more carefully than one that was opened the same day.

Does the drying itself take long on this side of the island?

Generally not. This is the drier side, so once a cavity is open the air does a good deal of the work and a wall comes down in a few days. The temptation is to close it as soon as the readings allow, and the reason to slow down is the hardware rather than the moisture.
