Water Out, Structure Dried
Woodstock, GA Water Damage Restoration

The order a drying job runs in
Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Drying conditions particular to Woodstock
When a floor is wet in Woodstock, the call routes to an independent local contractor for water damage restoration, across town and out to Dobbs Estates, Woodstock Station, and Springfield. These are three-story houses on a narrow plan, and the stair runs the full height as the only open path.
What is behind the walls here
Roughly 1,828 of Woodstock's 15,371 homes went up before 1990, putting the median build year at 2005; what dries in place and what comes out follows from that. With a median of 2005 and barely one house in eight predating 1990, the housing is tall and narrow: a garage at the bottom, living in the middle and bedrooms above, with a single stair connecting all three levels and very little floor area on any of them.
The drying weather
March brings 5.13 of the 53.54 inches Woodstock sees in a normal year, and July averages 77.7 degrees, which is the pace a wet floor dries at in the warm season; rain recorded at HOLLY SPRINGS 1.0 NNE 5.8 miles away and temperatures at ALLATOONA DAM 2 13.1 miles away. March is the wettest month at over five inches of a fifty-four inch year with two months averaging a low below freezing, so the heaviest rain lands at the end of winter; a loss on the top floor in that stretch is traveling down through a building that is closed up and being heated rather than ventilated.
Where these losses tend to land
- A single stair connecting three levels, so water released at the top reaches every floor by the same route
- Small floor plates, so a loss on one level affects a large share of that level rather than one room
- A garage at the bottom, so whatever runs down the stair arrives in the one space with no finish to protect

Frequently asked questions
Why did a loss upstairs reach all three floors?
Because the stair is the only continuous opening in the building. In a tall narrow plan there is nowhere else for water to go, so it runs to the stairwell and down it, wetting the treads, the framing beneath them and the wall alongside at every level. The garage at the bottom collects the rest.
What is opened in a building like this?
The stair and the wall beside it at every level it reached, which is usually all of them. The treads and the framing under them hold water where nothing is visible, and the wall running alongside takes it at each landing. It is a vertical scope rather than a room-by-room one.
Does the small footprint make this quicker?
Not really, because the loss is spread over three floors instead of contained on one. There is less area per level, but equipment has to be set on each of them and access runs through the same single stair that the water used. These take longer than a wider house with the same volume.
