Drying, stage by stage

Sequence beats equipment on a wet building. The stages below come from IICRC S500 - all of them the contractor's work, each one setting the size of the next.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

What drying a building in Wildwood involves

Water damage restoration by an independent local contractor covers Wildwood together with The Village of Marsh Bend and The Village of Linden. Most of this housing is only a few years old, so a loss lands on a building still drying out from being built.

What the houses are made of

Roughly 1,508 of Wildwood's 11,127 homes went up before 1990, putting the median build year at 2017; what dries in place and what comes out follows from that. With a median build year of 2017 and under one home in seven predating 1990, the assemblies here are genuinely new: concrete poured within the last decade, framing and board that went in behind it, and materials that have not yet finished releasing the moisture they carried on the day they were installed.

Drying conditions

On the 1991–2020 normals, Wildwood gets 50.7 inches a year with August heaviest at 7.93, and the drying season runs from a 56.1-degree January to a 80.4-degree August; rain recorded at THE VILLAGES 4.8 SSW 4.6 miles away and temperatures at BUSHNELL 1 E 10.8 miles away. August is the wettest month at nearly eight inches of a fifty-one inch year with no freezing month, so the building spends its first summers in warm humid air that slows the release; a slab poured recently is still coming down when a loss arrives on top of it.

How water losses tend to end in Wildwood

  • Concrete and framing still releasing what they were built with, so a reading includes moisture that has nothing to do with the loss
  • Flooring bonded to a slab that has not finished drying, so coverings can fail without any loss at all
  • A target taken from general guidance that the building has never reached, so the drying has no sensible finish line

Frequently asked questions

Why does an almost-new house read wet everywhere?

Because it has not finished drying out from being built. A slab holds a great deal of water when it is poured and gives it back over years, not months, and in warm humid air that takes longer still. Readings across a house this new include that background, which is why an unaffected room is measured first.

What is the target if the whole building is damp?

The rest of the house rather than a figure. An unaffected part of the same slab and the same framing is read to establish what normal looks like for a building of this age, and the affected area is brought back to that. Working toward a number the house has never reached would keep the job open indefinitely.

Could the floor have failed without a leak?

It happens here more than most places. A covering bonded onto a slab that is still releasing will lift or discolor on its own, and that gets reported as a loss. Establishing whether there was ever a source is part of the first visit, because the answer changes the work completely.
