The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Tallahassee: what the drying job runs into

Water damage restoration by an independent local contractor covers Tallahassee together with Zion Hill, Bellwood Estates, and Saint Peter. A Leon County city on red clay under heavy tree cover, where a June peak and falling limbs open roofs before the wet season is done.

How these houses are built

Ask when the houses in Tallahassee were built and the answer is 1988 at the median, 53.3 percent of them finished by 1990. The median house dates to 1988 and just over half predate 1990, frame with brick veneer over crawl spaces and slabs, so a roof opened by a limb wets the ceiling and the framing beneath it while the clay ground below holds whatever reaches it.

The climate a job dries in

No month in Tallahassee has a normal low below freezing, and January is the coolest at 40.5 degrees. The rain side of the calendar peaks in June at 7.91 inches of an annual 57.32; rain recorded at TALLAHASSEE 1.3 SW 2.9 miles away and temperatures at TALLAHASSEE 6 miles away. June is the wettest month at 7.91 inches out of 57.32 for the year, earlier than the coastal peak, with July highs near 92 degrees, so the heaviest rain arrives at the start of summer rather than the end of it.

The way a loss ends here

  • Limbs opening roofs during early-summer storms, so the ceiling is wet before any repair is possible
  • Red clay holding water against foundations and crawl space walls rather than draining
  • Heavy canopy keeping roofs and north walls shaded and slow to dry

Frequently asked questions

A limb came through the roof. What happens before the roof is repaired?

The opening is covered temporarily and everything the water already reached is dealt with. Wet ceiling insulation is pulled, the ceiling is opened where the framing is wet and the bays are read. Waiting for the permanent repair before drying starts leaves saturated material sitting in summer heat, which turns a contained loss into a much larger scope.

Does the clay ground affect a crawl space job?

It slows it. Clay holds water rather than letting it drain away, so the ground under a crawl space stays wet long after the rain stops and keeps feeding moisture up into the joists. A ground cover is used to cut that off, and the framing is read rather than the air, so the endpoint is not misread as the soil keeps resetting it.

Why is the north side of the house slower to dry?

Because it gets the least sun and the most shade from the canopy. Under heavy tree cover a shaded wall or roof slope stays damp well after the rest of the building has given its water up. That side is read separately, and equipment stays on it after the sunnier elevations have already reached the standard.
