Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Sunrise: what the drying job runs into

When a floor is wet in Sunrise, the call routes to an independent local contractor for water damage restoration, across town and out to Sunrise Golf Village. A Broward County suburb on high ground water, where 67.87 inches a year and low-slope roofs put most of the wet material overhead.

How these houses are built

The typical Sunrise house dates to 1983, with about three quarters of the stock (70.5 percent) built before 1990, so the assemblies that get wet are mostly early 1980s work. Single-story block houses and low-rise attached units from the early 1980s dominate, with barrel tile or flat membrane over shallow trusses, so a roof loss wets the ceiling board and insulation across several bays while the block walls below take days to give up what soaked into them.

The climate a job dries in

No month in Sunrise has a normal low below freezing, and January is the coolest at 59.1 degrees. The rain side of the calendar peaks in September at 9.22 inches of an annual 67.87; rain recorded at PLANTATION 3.4 E 5 miles away and temperatures at FT LAUDERDALE EXECUTIVE AP 5.9 miles away. September is the wettest month at 9.22 inches and the year totals 67.87, so drying equipment set for an interior loss in autumn works against outdoor air that offers no help at all.

The way a loss ends here

  • Low-slope roof membranes letting go at a seam, so the ceiling is opened bay by bay across the framing
  • High ground water keeping slab edges damp, so a floor reads wet at the perimeter long after the interior is finished
  • Attached-unit party walls carrying water into the next unit, so the drying scope crosses the wall before anyone reports it

Frequently asked questions

The roof leaked in September. Why is the ceiling opened so far past the stain?

Because a low-slope roof lets water run along the truss before it drops through. The stain is where it finally came down, not where it entered, so the ceiling is opened along the framing until the wet chords end. Wet insulation is pulled at the same time, since it holds moisture against the board and would keep the ceiling damp after repair.

Why does the floor still read wet at the walls?

Ground water sits close to the surface here, so a slab edge stays damp longer than the middle of the floor even when the loss came from above. The reading at the perimeter is watched separately and the base trim stays off until it holds at the dry standard. Closing the base early traps that moisture behind the wall.

Water came from the unit next door. Who dries what?

The wet material is dried wherever it is, which usually means both sides of the shared wall. Water travels along the bottom plate and into the cavity, so a loss reported in one unit is commonly wet in the next one before anyone notices. The opening follows the water, and the two repairs are scheduled around one drying setup.
