Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

St. Cloud: what the drying job runs into

When a floor is wet in St. Cloud, the call routes to an independent local contractor for water damage restoration, across town and out to Saint Cloud and Pemberly Pines. A filter unit sits under the kitchen sink in these houses, plumbed into the supply with tubing the width of a pencil.

How these houses are built

Only 69.2 percent of St. Cloud's housing went up after 1989, so the median build year sits at 2003 and the drying scope is set by that era's materials. Around a median of 2003 with under a third of the stock predating 1990, these newer kitchens commonly carry a filter or a small treatment unit in the sink cabinet, connected to the cold supply and to the faucet with fine plastic tubing and push fittings.

The climate a job dries in

A normal year here delivers 52.57 inches, 9.18 of them in June, against a warm season that peaks at 82.7 degrees in August; both figures recorded at KISSIMMEE 2, 9 miles away. June is the wettest month at 9.18 inches of a 52.57-inch year and no month averages a freeze, so weather rarely puts water in these houses; what does is a fitting under a cabinet at mains pressure.

The way a loss ends here

  • Small-bore tubing and push fittings under permanent pressure in a closed cabinet
  • Equipment installed after the house was built, frequently by whoever sold it
  • Water released into the cabinet base and under the run before anything appears on the floor

Frequently asked questions

Why is the filter connection a weak point?

It is the newest and smallest part of the plumbing and it was added by somebody other than the plumber. The tubing is fine, the fittings rely on an O-ring and a grab ring, and the whole assembly sits in the dark behind whatever is stored under the sink. Nothing about it gets checked.

How much water can come from something that small?

As much as the supply can deliver, because it is on the pressure side. A tube that has come out of a fitting discharges continuously until somebody closes a valve, and it does so into a cabinet that spreads it along the whole kitchen run. Volume is not limited by the size of the pipe.

What is worth doing when a unit is fitted?

Making sure it has its own shutoff that can be reached, and looking at the fittings a week later and then once a year. Most failures are at a connection that was not fully seated when it went in, and that shows up early if anybody looks.
