Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Spring Hill: what the drying job runs into

When a floor is wet in Spring Hill, the call routes to an independent local contractor for water damage restoration, across town and out to Brookridge and Trillium. Every drain in these houses vents through the roof, and the seal at each of those pipes is a rubber collar.

How these houses are built

Only 54.9 percent of Spring Hill's housing went up after 1989, so the median build year sits at 1993 and the drying scope is set by that era's materials. Around a median of 1993 with under half the stock predating 1990, these houses carry several plastic vent pipes through the roof covering, each sealed with a flashing whose upper part is a rubber sleeve fitted around the pipe.

The climate a job dries in

Drying here is a August job at one pace and a January job at another, 83 degrees against 59.5; the 56.51 inches a year peak in July at 9.58, rain recorded at SPRING HILL 2.4 NW 4.5 miles away and temperatures at WEEKI WACHEE 3.8 miles away. July is the wettest month at 9.58 inches of a 56.51-inch year and no month averages a freeze, so the roof takes heavy rain through a long summer with intense sun between storms; that combination hardens and splits rubber faster than anything else on the roof.

The way a loss ends here

  • A rubber component with a shorter life than the covering it sits in
  • Several of them on one roof, all fitted at the same time and all failing together
  • Water entering at a pipe that runs down inside a wall, so it travels the length of the house

Frequently asked questions

Why does the collar fail before the roof does?

Because it is rubber in full sun. A shingle covering is made for twenty or thirty years of that exposure; the rubber sleeve around a vent pipe cracks in ten to fifteen. It is the one part of a sound roof that is reliably past its life while everything around it still has years left.

Where does the water go from a failed collar?

Down the outside of the pipe, which is the worst possible route. The vent runs from the roof down inside a wall or a chase to the plumbing below, so water following it is inside the building envelope from the first foot and can appear on any floor beneath, well away from the roof.

Is replacing one a large job?

No, and that is worth knowing. The flashing is replaced by lifting a few shingles around it, and a collar that has cracked can also be covered with a purpose-made sleeve over the existing one. It is one of the cheapest roof repairs there is, and it is frequently the cause of a leak people assume is much worse.
